Mortgage Buyers and Non Seasoned Mortgage Notes

Many note sellers call me to see if they can sell an unseasoned mortgage note. Fortunately, I am usually able to help them depending on the terms of the note, the amount of equity the buyer has in the property and the credit of the buyer. Mortgage note seasoning is just one of the factors in how much of a discount we would need to buy the mortgage note so often much of the discount attributable to no seasoning can be offset by a better (higher) interest rate, a good down payment and strong credit for the buyer. So don’t get too concerned if your private mortgage note is unseasoned as a mortgage buyer will take into account several other factors when pricing a private mortgage note.
